I. Company Overview: ThinkTank Holding is a real estate investment and asset management group that specializes in acquiring, renovating, and renting real estate. Our current portfolio is comprised of 25 residential and commercial properties totalling 94 doors and collectively valued at over $5m. 

 

II. Market: Currently, we are targeting distressed homes in the Jacksonville, Florida greater downtown and urban core area. ThinkTank has capital ready to deploy, and we are seeking to acquire projects on a monthly or semi-monthly basis.

 

III. Criteria:

• Size: 1250+ sq/ft if on a raised foundation, 1500+ sq/ft if on a slab
• Bigger is always better
• Condition: Light-to-Medium rehab
• Value-add: Must have substantial upside from acquisition and renovation
• Deal size: up to $150k (must be all-in at $200k with renovation)
• Dealbreakers: No well/septic, no city actions (violations), no teardowns
• JEA utilities must be on and transferable by close
